Most general advisors will take any matter. We do not. Liaison is built for three specific situations — both subject to the same closing window.

Developer arrears

You are behind on a developer payment plan. Notices have begun. Cancellation, registered default, or forfeiture is on the table.

Disappeared broker

Your broker took commission and went quiet. Documents are missing, the developer will not engage, and no one is acting on your side.

The closing window

Both situations share the same condition. A defined window remains before cancellation, default, or unrecoverable loss. Days and weeks now matter more than months.

Not every property matter belongs here.

A real conversation. We hear the matter, name what is realistic, and decline cases that have already collapsed. No pitch.

Case assessment — AED 2,000

We make enquiries at the developer, study comparable resolved matters, and return with a written verdict and a recommended route. Paid before the mandate itself, which is AED 18,000.

The mandate — AED 18,000

We act on the matter directly: drafting correspondence, opening developer channels, and applying pressure through the right structures. If we save you more than the fee, we keep it. If we fail, you receive AED 8,000 back and a full evidence-and-correspondence report.

Three stages, structured to protect both sides. The complimentary call decides whether the matter is real. The case assessment decides whether a route exists. The mandate carries the work — with capped downside if it fails, and a kept fee only if it succeeds beyond its cost.

We make real enquiries at the developer and study comparable resolved matters before any mandate begins.

Mandate

We act on the matter directly. If we win and save you more than the fee, we keep it. If we fail, you receive a refund and a full written report.

A final note

Arrears and disappeared brokers do not resolve themselves.

If the matter is real and a route exists, we will find it. If it does not, we will say so on the call. The first conversation is complimentary.
