Liaison is for difficult Dubai property matters where a position has tightened, a handling chain has broken, or time now matters commercially. It is not a general property desk and it is not a substitute for formal proceedings.
What belongs here
Developer arrears where notices, cancellation risk, default registration, or forfeiture have begun to change the balance.
Broken broker chain where commission was taken, documents are incomplete, and the buyer has been left without representation.
Approval-sensitive positions where the sequence of approach matters as much as the substance.
Time-compressed matters where a commercial route may still exist, but not for long.
What does not belong here
Routine brokerage including standard buying, selling, leasing, viewings, and ordinary market search.
Minor administration such as casual follow-up, routine document chasers, or low-stakes account housekeeping.
Open-ended general advice where no concrete property event or counterpart pressure exists yet.
Formal litigation conduct or court representation as a standalone service.
Admission thresholds
Documents exist or can be assembled quickly enough to support action.
A counterparty can still act, even if difficult.
A closing window remains, however narrow.
The client wants a structured route, not noise for its own sake.
Typical matter profile
A buyer is behind on instalments and the developer posture has hardened. Or a broker has disappeared, the file is disordered, and the buyer needs controlled intervention before position is lost.
The common feature is not emotion. It is exposure: counterparties, timing, approvals, missing records, and a real cost to delay.
What we look for before acceptance
A real file, a real counterparty, a workable window, and a client who is prepared to move in an orderly way once advice is given.
We are not built for casual comparison shopping, symbolic escalation, or matters already beyond practical recovery.

Liaison may coordinate with external professionals where required, but the desk itself is not presented as a law firm, and routine brokerage is not its purpose.
